When a home sells significantly below its original asking price, most people assume there must have been something wrong with the property.
The reality is often much more nuanced.
This year, some of Arlington’s largest price reductions came from homes that, on paper, seemed highly desirable—including a Dover Crystal home on 27th Rd N, a Ballston townhouse in the Towns of Ballston community, and a luxury residence in Turnberry Tower. These weren’t distressed properties or homes with obvious flaws. Instead, they highlight how today’s market is rewarding accuracy, preparation, and strategy more than ever before.
In many cases, the final sale price was influenced by a combination of factors. Some homes needed cosmetic updates that buyers factored into their offers. Others had features that appealed to a narrower segment of the market. Condo fees, location within a neighborhood, floor plans, competition from newer listings, and shifting buyer expectations all played a role. Most importantly, several of these homes entered the market at prices buyers simply weren’t willing to support.
When a property is priced too aggressively from the start, it can sit on the market longer than expected. As days on market increase, buyers begin to wonder why it hasn’t sold, often leading to price reductions and weaker negotiating leverage. By the time the home reaches a price that reflects current market conditions, valuable momentum has already been lost.
The takeaway for both buyers and sellers is clear: today’s Arlington market remains healthy, but buyers are becoming increasingly selective. Well-presented homes that are priced appropriately continue to attract strong interest and competitive offers. Properties that require work, have unique challenges, or miss the mark on pricing are facing greater scrutiny and longer marketing times.
